Thanks for calling and also for getting back soon with the reassurance that you are going to take good care of the place in my absence and I am very sorry for getting back to you late...I am really looking forward to having you as my tenant as your response is very much encouraging...Before we proceed though,there are some conditions and rules and I will like us to decide on and it just requires your consent and afterwards we can proceed with the contract and for me to reserve the room you so you can move in as soon as you want to,I will need you to get back to me as soon as you can.

As soon as you provide this, we will need to proceed with the next step of the documentation by making his rent payment.i know that he will really enjoy my apartment.Thank you for your interest and effort.
I hope you are aware that the Refundable bond is still your money which you will be getting back anytime you intend vacating my apartment, mine is just the rent.

Thanks for the information and for your response as a very reliable tenant to be...Regarding viewing, I want you to know Am so sorry that it wouldn't be possible for you to view the apartment because am not around at the moment am in UK on work bases and it will take a while before I come back. And there is no one to leave keys with that why i deposited it at post office and i want you to no the apartment is as you see it in the pictures and you will not regret that you rented my apartment. Getting the keys is very simple and easier as you do not have to worry about that as the apartment still remains AUD200 for the whole apartment per week...I am also assuring you that the pictures you see on site is what you will be getting..To begin the process of the tenancy agreement is not a problem at all.. The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by a Money Transfer Service to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".
Another variation of this scam is that you need to send money in order that the keys and other documents can be couriered to you
He will ask you to send him the transfer details.
Make no mistake ! These transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.
If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union or other Money Transfer Services before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
