Terms & Conditions

1. Reservations
Apartment reservations are not secured until the deposit has been paid in full.
2. Furniture and effects at the Property
The Visitor may not remove any of the furniture or effects from the Property and will be liable for any furniture or effects damaged or missing from the Property.
3. Liability
We will have no liability for any loss or damage financial or otherwise whatsoever incurred by the Visitor in booking and staying at the Property.
We will have no liability for the Visitor's personal Property left on the premises.
We will endeavor to describe the Property and its position to the best of their ability and in good faith. No liability or damages will be accepted by us for mis-description.
4. Conduct
The Visitor shall maintain and leave the Property in a clean and tidy condition, or failure to do so may result in an additional cleaning fee being charged.
The Visitor shall not be guilty of conduct which is a nuisance or annoyance to adjoining or neighboring occupiers (Eg. loud music) and will comply with the By-Laws that apply to the Property.
Animals (any kind) are not permitted unless expressly agreed in writing by the Manager.
5. Right to inspect the Property and re-enter the Property
The management has the right to inspect the Property at any stage during the booking period.
Reasonable notice will be given by us for the inspection unless we havs reasonable grounds to believe that the Property is being damaged or at risk.
Inspections may be of reasonable duration. In case the Property is on the market for sale during occupation by the Visitor, the Visitor will allow access for inspection by appointment.
If the Visitor breaches any term of this agreement the Property Provider may re-enter the Property.

Arrival and DepartureGuests may check in from 8:00 AM onwards on their arrival date and should check out latest by 8:30 PM on the day of their departure. We do our very best to accommodate early arrivals or late departures but cannot make any guarantees as my flexibility depends upon other bookings that may have been made for that property. However, if you arrive early or are leaving late, you may certainly leave your bags at the front desk and pick them up when the apartment is ready or on your way to the airport.Cancellation PolicyCancellations require a minimum fee of 20% of the total cost of the stay, to cover processing fees. Cancellations made less than one month before your scheduled arrival date will be refunded 50% and cancellations made less than one week in advance are not refundable. If it is possible that you may be forced to cancel your trip, We do suggest that you purchase travel insurance. Refunds will be made through bank transfer within three business days.Guest PoliciesAll our apartments have a strict no-smoking policy. Pets are allowed in certain buildings; please ask us whether or not your chosen location is "pet friendly" in advance.Services AgreementWe provide our guests with a contracted number of nights in a furnished apartment at the location of their choice. All apartments are serviced apartment and all bills are included in the rental fee expect phone call bills. Guests are responsible for any bill incur on any call makingFull payment is required for any reservation less down or equal to 10 nights i.e the rental fee plus a security deposit of 200 dollars, euro or pounds depends on location50% of total rental fee plus a security deposit of 200 dollars, euro or pounds is needed for any reservation more than 10 nightsIf an apartment that you have reserved becomes unavailable due to factors outside our control (i.e., plumbing issues, electrical outages, etc.), We shall offer you alternative accommodations of equal or higher quality. If you choose not to accept the alternatives offered, We shall provide a full refund to the original form of payment of all monies paid, without penalty, within three business days.PaymentDue to a lot of frauds on Credit Cards and Pay Pal, We no longer available these form of payments any longer. The only form of payment accepted in Bank Transfer. And one of the reasons we choose to Bank Transfer as a means of payment is because most owners of the apartments we offered preferred to receive payments for the apartment directly into the bank accountWe also charge a refundable security deposit of 200 dollars, euro or pounds depends on location. It will be refunded on your departure if there is no damageWe are obligated to keep the designated property reserved for and available to the guest for the agreed-upon dates. The guest is obligated to pay in full (rental fee plus security deposit) the applicable rental charges in case reserving less down 10 nights or 50% of rental fee plus the security deposit in case reserving more than 10 nights for the property upon booking, and is responsible for payment of additional services that may be requested, such as airport transfer etc. We reserve the right to change the rates if the guest wishes to make any modifications to the reservation.LiabilityWe cannot assume responsibility for damage to or loss of personal possessions or for injuries sustained on the premises due to personal negligence or forces of nature. Guests are liable for excessive damage to the premises that may exceed normal wear and tear or for excess soilage that may require special cleaning. You will be charged addition fee if the cost required to repair such damages.
