Hi Michelle

We can meet for viewing tomorrow. Are you ok with the cost of renting? Can you show evidence that you can afford renting? I asked this questions because I have had several cases of people who schedule for viewing and fail to turn up is either they cannot afford the rent or the security deposit required but want me to come down with the aim of renegotiation.

I was asked to come down for viewing yesterday, when Joseph showed interest in the room and i sent him the flat details, he proceed and arrange time to meet for viewing, it was after i got down yesterday expecting Joseph but he didn't show up, he sent me mail later in the day informing me that he had decide to stay more in the flat he lives in.
So i wasted my time and money transporting myself down because of Joseph, so i really don't want this to happen again.

You would have to make western union transfer of a month rent plus security deposit (£500+£600=£1100) transfer it using your friend's name as the receiver in London.

Here is how to go about it:
Sender's Name.......? Should be your name
Receiver's Name.........? Should be your friend's name, so you will be in possession of your money. (The money is safe as it is only you or your friend that can withdraw it)
Receiver's Address.........? Use London

Then, you send me the proof of the transaction.

I know western union office will require some charges for the transaction, but i would refund the transaction charges to you, when we meet for viewing.

You are not to send money to me, i expect you to make payment after viewing, if you decide to rent ok. If you really can afford rent go ahead and do the transfer.

With this i will be sure you can afford and capable of renting the room, then we can proceed and meet for viewing. After viewing you will go to western union outlet close to the flat to cancel the transfer, and you get back your money.

Due to my past experience, I have resolved that any potential tenants should be able to prove in the following way in order to determine who is financially buoyant and that he or she can stick to appointment when scheduled and able to pay his/her rent as at when due.In this case, a bank-statement or guarantee from your organization wont be accepted as we have had wayward tenants tendering fake documents.

I'm not asking you to send money to me in advance. You are to make western union transfer of a month rent and security deposit and use the name of your friend as the receiver of the money in London, so that you will be in possession of your money. All i need to be sure of is that you have available money and not one of those time waster intending tenant. All you need to me is the proof of the transaction. You will be the one to withdraw the money at the western union outlet close to the flat, when you arrive for viewing.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
