Thanks for your interest in wanting to sub let my apartment. I am looking for a responsible & clean tenant that will be able to take good care of my apartment because I work as Research Associate in Molecular Imaging Research/Neurology and I do travel a lot, Presently I am in Staten Island, New York for a research and I don't know when I will return back to the house that's why am looking for a responsible tenant who will live in the house and take care of it while am away. The apartment is available for long term and short term lease is also accepted.

The house is located at: 108 Peterborough StAPT 5H, Boston, MA 02215

I’d have actually left it vacant, but my wife advised that I must rent it out. It's a huge studio/1Bath, furnished, electricity, water and garage are included in the monthly rent.The rent, which includes all utilities is $800 per month. A Refundable damage deposit of $800 will be paid alongside the first month’s rent before you move in.I will like you to tell me about yourself because I am interested in knowing your capability of funding the rent and taking care of my apartment.I'm sending you some images of the apartment.

This person asks for a deposit payment via Western Union, MoneyGram or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

However viewing will be a little problem because I'm here in NY with the keys & documents are here with me which I will have to send that to you through USPS Courier service after you fill the rent application and if you do qualify to sub-let my apartment.
Everywhere is clean and neat as showing in the photos I will be away for about 8-Month's But will come to inspect once in a while. All I need is someone to trust and to take good care of the apartment for me. Pets is allowed (Dog or Cat)

And like i did said earlier on viewing will be a little problem because the keys are with me here like i did mentioned above and there is nobody there to show you the interior. I am doing the rent on my own now and i am not using the Realtor at present since i'll be away for only 8 month's.But be rest assured that everything on the photos are as same and intact in the apartment:

Meanwhile, Below are the lease terms:
* An advance payment and the Refundable security deposit shall be paid.
* The Rent shall be paid on weekly or Monthly basis thereafter.......
* You shall only be allowed to default in payment of rent for not more than 1 month after which the eviction process shall be initiated.
* If you will need to vacate the apartment, notice shall be given a week prior to intended day of moving.
* The security deposit shall be refunded on or before the 3rd day of vacating the apartment.

Find attached file for the Rental Application Form, send it back to me Immediately the form is filled.
So that we can proceed on the shipment of the keys and documents, to your current home address through USPS Courier express service.
