Can you please answer the following questions?

-Are you really serious about renting the flat?

How many are you to occupy the Flat?.

Where are you at the moment?

why I am asking these questions is basically because of my experience with my last tenant. Alessia Battista moved into my flat in JUNE:2012,on commencing the tenancy, he paid a total sum of £280.50 in rent hoping that he would pay up the balance unknowingly he provided a fraudulent employers reference to convince me of having a stable job!

Although i served him with Section 8 and Section 21 Notices and obtained a Court Order for possession of the property, he was reluctant to move out or pay any of the rent arrears.County Court bailiffs got him evicted and his total debt to date is £1,263. (Quite much).

I will prepare all the necessary documentations i:e Contract Form:which we will both sign after being satisfied with the flat.

Payment will be made after signing the contracts and keys will be handed over to you once contract is made.

Please,understand that i am NOT asking you to pay me BEFORE you view/reserve the flat.The neighborhood is safe and i guess you have heard much about this area?it is a safe, clean area.

-Your rent begins on your move in date..

-Viewing is never a problem if you meet my test.

-Proof of ownership and Documentation will be shown upon viewings.

-There is no minimum or maximum stay.

- Rent include Council Tax,electricity,gas,internet, e.t.c

-Its £500 pcm and £500 refundable deposit.

Kindly get back to me for terms and condition before we can arrange a meeting for viewing/reservation.

This person asks for a deposit payment via Western Union, MoneyGram or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
