Hello how are you doing? Thanks for your email, I have decided to rent the house because we are going to spend more time here in COLOMBIA my family and i will be here for about 5 years due the nature of my job. Let me start by introducing myself, and I must confess I am very new in this landlord business. However, I own the house located at: 63 Summit Aveunit 1, Brookline, MA 02446 3 bed, 1.5 bath Home, the initial plan was to sell the house but sometimes the Realtor inflates the price and it takes longer to sell, because of this reason we have decided to rent out the house to a responsible tenant that can take very good care of the property as we are not after the money, we want it to be clean and tidy at all time. Pets are allowed as long as they are not destructive.

In case you see any sign board, they are the Realtor in charge of my house before I decided to take over by my self. I am no more working with them and don't bother to contact them because formerly i wanted to sell the house before me and my Lovely Family now decided to rent it out instead of selling it out.

The rent is $900 and security deposit is 800 and total move-in cost is $1700. Here is the number to text me (832) 380-4179 because i might be busy at work and i also check my email often so feel free to contact me via email or text message for any further inquiries. You can drive-by to view the outside and neighborhood of the house and get back to me asap.

This person asks for a deposit payment via Western Union, MoneyGram, pre-paid credit card or bank transfer with a promise that you can have the keys to a property that does not belong to him.

Sounds safe. It's not!

At other times, he will ask for proof that you are able to pay the deposit and rent due to a string of time wasters.
This proof is in the form of a Western Union or MoneyGram payment to a lawyer,a friend or family member.

In either case, if payment is made and you give this person the details, they will collect the money.
You will not hear from them again.

All the details such as names, addresses, pictures etc. that the scammer uses in order to back up his story, are stolen from elsewhere.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Craigslist, Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

[email protected] now has a new email address and it is [email protected] he goes by the name Mr. Nicholas and has 3 properties available for rent to own currently on Zillow. All homes are listed for sale at $80,000 and offers $900 monthly $900 deposit.
I looked up the address again and it now has a different email address and states the following:
This Single Family Home In (9817 Stripling Drive Fort Worth, TX 76244) is Currently Available For Lease To Own For Just $900 Monthly With Utilities Included. Available For Immediate Move In... Available Starting From October 6th, Call Michael. (334) 625-9120 And Email.. ([email protected])

He had two homes available and I went to both. at the first house the key lock box was open and empty. I went to the second house he had available and there was a for rent sign outside and spoke to to Mr. Nicholas Dixon got the keys from the lock box and looked inside the home. He stated to take the keys as I had been "approved" to own the home.
Red flags:
-I looked up the house on the Tarrant county property records and two different LLCs owned the homes.
-When I asked if he could show proof that he owned the home, he stayed silent
-When I received the lease contract it stated they wanted payment sent to Western Union.
-When I told him there were no keys at the first house, he said that the contractor's must've taken them as they are doing work on the house.. Contractor's never take keys!
-Never met in person.
-Lease agreement signature had Approved stamps on each page already.
-Contract never stated that at the end of the term there would be an option to buy the home.
-Offer is too good to be true

They post these offers for less than 24 hours on Zillow/Trulia.
Here is the initial email that got sent to me:
Hello,

Thanks for your interest and inquiries about my house. Yes the house is still available for rent to own and we are looking for a responsible person/family to occupy and maintain the house now that we are in Tennessee is because I got transferred from my church to Tennessee where I work as a volunteer with Evangelical Council of Financial Accountability (ECFA), and my wife is also a missionary's dealing with Bible Translation and literacy worldwide. And we are here in Tennessee based on our son`s condition, our son has been fighting cancer for two years now, this is the major thing we considered and decided to go on with the transfer. We will be away for 4 to 5 years or more that is why I have made up my mind to put up my house for rent to whom ever that will take good care of it. I spent less time in the States so I could not get a hold on any Realtor to handle this rent issue, although it was when I knew how long we were going to stay in Tennessee that was why I decided to put the house for rent to own.... However, the initial plan was to put the house for sale which I tried, but sometimes the agents inflates the price and it takes longer to sell. I am telling you this in case if you find the house on another website, The property is on a rent to own basis. 50% of the monthly rent goes as credit to the purchase of the property, after a year lease tenant can pay the remaining purchase price to own the property. The rent includes all utilities and close to all amenities. The place is available for immediate move in. INCLUDED IN THE RENT: Light, Cable, Kitchen completely equipped, Kettle - Toaster - Dishwasher - Freezer - Microwave - Oven - Dryer - Heat - Water - Washing Machine and Electric.
