The monthly rent is £500 including utilities bills and inc. council tax.A security refundable deposit of £450.However,The deposit will be refund back to you two days before your tenancy expires.

The property is available for both short and long term contract.

I lost my phone at a friend party some few days ago so i won't be able to call or receive calls for now but i would let you know once i get another one soon and I believe,we can have a better conversation on mail to mail which i believe it will be more understandable for both of us to get eachother right.

I am new to this and you will be my first tenant if things work out between us.I am renting this out because of my new Job in Glasgow However i am a contractor, currently supervising the building construction of an hotel in Newcastle,I am looking for someone that will help me take good care of the place like is own.someone that will make the place clean and tidy.Let me know if you are still interested so that we can proceed.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

This is the entire conversation between myself and the scammer ([email protected]). I realised it was a scam from the first email, but decided to play along! It's quite funny when you read it.

I think, it's a good idea to send the deposit payment to secure the property till when you would arrive while the remaining a first month rent would be paid when you arrive and move in. you can make the payment via bank transfer but the problem is, i have a little problem with my bank account now so i suggest, you make the payment via western union money transfer because it's easier and faster to make transfer.

All you need to do is to find or locate any western union outlet around you to make the transfer to my name and address as the receiver of the fund in Edinbrugh. For you to locate or find western union outlet to make the transfer to me, you can check at any post office around you to make the transfer and they would do it for you however western union would request for a transfer charges for you to get the transfer done to me but if probably you can't afford the transfer charges, i suggest you deduct the transfer charges from the total and transfer the remaining fund.

Here is the following information you would need to get the transfer done to me through western union.

I understand your concerns. I have seen the photos of the flat and it looks nice. I'd like to sort things out as soon as possible and move in when I arrive there.

I will contact my previous landlord for references. This will take some time.
I suppose I could send a deposit to secure the flat. Do you have a bank account?

I can see the necessity for you to have a view of the property and believe me am giving this a serious consideration as i really want to let the property out to you.I have on two different occasion came for a viewing of the property and later find out that my proposed tenants are not capable of making things happen..believe me some don't even have the money to pay for the deposits...they have really claimed to be so much irresponsible so far as they made me come all the way down for nothing.Am not trying to insinuate anything here..am only telling you this to make you more certain am serious about my intentions and that i want responsible tenants in my property while am away in Edinburgh.When i come for the viewing of the property,i would have my lawyer prepare a Tenancy Agreement so we can both have them signed and also come along with the keys if you want me to...you just let me know.One more thing...i would require security deposit and a month rent when i meet you in person for the viewing...please let me know if you okay with this.I would also require reference from your previous landlord if you can provide one and also some kind of proof of your ability to pay me the funds when am around before i book my flight to meet you for the viewing.I don't mean to be rude but i think you can understand.
