Room for Rent and other rental scams

My name is Saul, I am from Denmark and the flat is still available for rent. It was redecorated last year and it's looking very nice and clean. It has a fully equipped kitchen, well tidy sitting rooms, a lounge and a laundry room .It is fully furnished, equipped with: electric shower,Vacuum Cleaner,Toaster, Owen and microwave, dryer, iron, washing machine , refrigerator , dishwasher, powershower, heater, cable ready,TV set and DVD player, Internet connection, everything a house needs. I am more interested in finding someone clean who can take care of this house than getting money from renting it,if you know what I mean.
The price I want is £440 per month,bills included !
If you decide to view the flat and you have the money ,I could come the next few days to show you the apartment and even sign the tenancy agreement if you like my flat (I am sure you will love it), but first I have to make sure you really do need a place to live because two weeks ago a person told me that he was really interested and he asked me to go to Nottingham to meet him and sign the tenancy agreement but when I arrived there, no one showed up to rent my place and I lost time and money for nothing. Please accept my apologies if this sounds rude but I hope you will understand me!

I've attached some pictures of the flat,floor plan and also a model of the rental contract! The flat is located on 41 Talbot Street, NG1 5GY. I can`t give you the exact address because there`s no one living there and I`m afraid of thieves.I do apologize for this but I hope you understand the situation with me being in Denmark right now! The property has a reception room, a kitchen with washing machine/tumble dryer, a master bedroom with fitted wardrobes and en suite bathroom, second bedroom with fitted wardrobe and bathroom.Parking place is included too!
In the kitchen there is a dishwasher and also a Big fridge freezer!
Regarding the council tax, I can tell you that it is included in the price of £440 per month, as well as Sky TV,internet broadband,gas and electricity, all included in this price! I am interested in a six months minimum agreement and I ask for two months rent in advance, plus the equivalent of one month as a refundable deposit, which you will get back at the end of the contract.
Regarding the plumbings and all that kind of stuff, I can tell you that the flat was recently renewed and all electrical parts and plumbings are new, so no repairs will be necessary. Anyway I have a person who can manage this starting from July.
If you are sure you want to view the flat let me know because there is another person interested in reserving it!

We could meet and maybe sign the tenancy agreement this Sunday but, you see, due to previous hassle I have gone through in the past ,trying to rent the property to some students, I have got to realize that many people are not really in need of an apartment. All they do is secure a place in advance.For example, my last experience in trying to rent the property to a particular lady, made me really reluctant. She made me believe she was willing and ready to get the apartment, she even went to the extend of showing me her bank statement, which made me took her for a viewing.After taking her for the viewing, she saw the apartment and got to love it and never wanted to lose it, so she kept pleading to keep it for her because (surprise!) she is not financially secure at the moment.So I did that for her but ended up disastrously.
So, basically ,for me to make sure you are willing and ready to get the apartment ,I will ask you to walk into any Western Union agency and send the total bill cash £1320 (two months rent and one month refundable deposit) on your partner's name or a friends name (NOT to ME). Or, your partner/friend can send it to you with the destination of United Kingdom. All I need is for you to get back to me with the receipt issued to you after making the transaction, so I can confirm our meeting!
When we meet in person to sign the papers, we will go together to Western Union and you can withdraw the cash and pay me in hand! I just need to see that you do have the money available and you do have serious intentions in renting the flat! If the Western Union agent will ask you about the receiver ,it is best to tell him that you are sending to a relative of yours ,so transfer fees will be cheaper! If you will tell them the real reason ,they might consider this a commercial transaction and charge you more. Anyway ,I will pay for it either you take the flat or not! I will book the flight for Sunday as soon as I have your positive answer !
I do apologise for that but, as I told you ,last time I arrived to UK to show the flat to a person, everything was a stupid joke.I hope you understand me because I don`t want to waste my time and money on plane tickets.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
