Thanks for the interest in my flat, my flat is fully furnished and finished to a high standard.


Below are the things you should know about my flat, you can stay in my flat as long as you can pay your rent as at when due.
Rent the rent is £ 100 per week and all bills are inclusive in the rent,such as Electricity, water,TV license broadband wireless internet and gas.



The security deposit is £ 400


At this point that you want to rent my flat, i have a few questions for you:

1. Can you take good care of my flat?
2. How long do you intend to rent my flat for?
3. Can you provide a reference in London?
4. Where are you coming from to rent my flat?


I require answers to my questions before we can proceed with the viewing processes.

Thanks for the reply and the sincere interest you have in my flat.My flat is fully furnished in and out and its on the first floor and also has garden and there is parking space in my flat,I spoke with my lawyer some couple of minute ago concerning the interest you have in my flat and we both agreed to have you in my flat.

However it is unfortunate that my past bitter experience of inviting people to come and view or reserve my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me. I have traveled all the way from Ireland to take some interested candidates round my flat because that's where i work with (P. Elliott & Company)

Some tenants do not have the money to pay the rent and yet they disturb the the landlord to arrange a viewing with their friend or relative who are in Birmingham so some do not meet up with the appointments which has led to the dismissal of some landlords in office by their employers.

Henceforth my lawyer and i have decided to carry out a simple test on financial ability to pay for my rent before coming for viewing.I would have asked you to provide your bank statement but some prospective candidate has misused the opportunity in the past providing fake document. At least 2 weeks rent and security deposit which is £ 500 which is refundable after your first week stay in my flat, would be required from you to transfer through western union money transfer, You will make the transfer with your name as a sender and someone close to you as a receiver (Partner/Friend).

Once you have done this, Scan the receipt to me together with your reference letter and if you do not have scanner, you may write out the details on the receipt as it's stated on the transfer receipt and will send it to my lawyer to verify if it's truly genuine and available in your custody, after verification, then we can Schedule convenient day for the viewing on and you can as well tell your Receiver to pick up the money and also, i will refund back to you the cost of transfer when we meet.

Kindly let me know when the transfer would be done so that i can schedule my journey to Birmingham from my place of work in Ireland for the viewing .

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.

thanks for your reply,i must say that i am impressed with the way in which you have managed to respond to my questions,and to this effect i can assure you that reservation could be arranged for your said period of time as long as we are able to perfect and agree on all the necessary rental processes?

However, owing to some unpleasant experience by inviting intending tenant to come over for viewing without confirming if such person has got financial capability to pay his/her rent at the right time and as at when due has caused a lot of discomfort for me in the time past.I work as a medical consultant in Scotland and due to the nature of my work i have to embark on traveling in making sure that i take interested candidate round my flat for viewing,and as such i must be certain of your opinion first about my flat only to avoid time wasting and any inconveniences.i hope you do understand my point of view?

In view of the previous occurrences,I do not want to collect any deposit or rent from you for the fact that i have not taken you round my flat for viewing or in signing any contract with my solicitor.i have been strongly advised to confirm that you can pay your rent as at when due, so before we can proceed for viewing,I would like to be rest assured that you have the financial capability and to confirm that you can afford your rent.

All you need to do now is to make a transfer of 2 weeks rent and security deposit of £400 to your friend or partner within the UK through money gram from an agent close to you.The reason for using money gram is that it is faster and my solicitor can easily confirm the transfer almost immediately she receives the scanned copy of the transfer receipt or any other details of the transfer.Therefore,having made the transfer,get back to me with the scanned copy of the transfer receipt so as to forward it to my solicitor who will confirm if the transfer is valid and available for pick up by the receiver.Once my solicitor confirms that the transaction is valid,then i shall ask you to tell your friend or partner to pick up the money for you.And thereafter we shall proceed immediately for viewing.If you happen to like the flat ,there will be procedures in signing the necessary contract papers and you can also pay your rent/security deposit to me directly.

Kindly proceed with the transfer and get back to me as soon as possible,as there are lots of other interested tenants which i have decided to placed on hold for you.
