You seem to be a very nice person and I can assure you that we will not have any problems.The delivery of the keys will be made through a real estate agency from UK Bolton Rentals Estate. This company will handle the payment and delivery and also will legalize the Lease Agreement. In this way, you will receive the keys in less than 2 days, if you move fast as well. You can find more information about how the transaction can be done directly on their website.
Before going further, I will also tell you how this service works and what we need to do.
1 - To start this transaction I will need your info (name, address, phone number and a copy of your ID).
2 - After I will receive this information from you I will go to rentals agency's office and complete the papers with your information. I will go to the Bolton Rental Estate Office with the keys, all the property documents and complete all the necessary documents for you as a future tenant. They will send you an invoice with payment and delivery instructions and all you have to do is to follow the instructions and we will not have any problems.
3 - After all the legal documents will be verified and the rent contract will be made, Bolton Rental Estate will send you a delivery notification (to let you know that they have the keys and the documents in their custody) and the payment instructions (you'll be instructed to send the money for the first month of rent + the security bond to Bolton Rentals Estate through bank transfer because is a quickly method and you will receive the keys in short time. The real estate agency will send an agent to deliver the keys and show you the apartment in my name at a scheduled date (at your convenience). You will meet with the agent at the scheduled date and hour at the address of the apartment (in front of building) or at the address where you live now. I've already signed a contract with them and I've already paid for the service so if you want to rent this apartment we will have to follow the rules of the real estate agency.
I want to make 2 things very clear:
a. The 1st month of rent + security bond is 100% refundable if you don't like the apartment (if you want to keep the apartment the rental agency will give me the money as payment for the deposit month)
b. The payment is a simple formality and by paying you are not obliged to rent the apartment. You are just respecting the policy of a abroad rentals company.
After the deposit is made, you'll have to send the payment details to Bolton Rental Estate so they can start the delivery of the keys. After you'll receive the keys and the contract you'll have 10 days to decide if you keep the property or not (you can live there up to 10 days for free so you can decide if you'll take it). If you agree to rent the apartment, you have to sign the Lease Agreement to continue live there, if not you'll have to return the contract unsigned to Bolton Rental Estate. If the contract is returned signed by you, Bolton Rental Estate will release the money to me, if the contract is unsigned they will refund you the money (BUT I'M SURE THAT YOU WILL LOVE THE PROPERTY). The next payment will be made monthly to my bank account on scheduled date.
As soon as I receive your info I'll start the official procedure, and Bolton Rental Estate will notify you about this matter. You'll also receive important guidelines plus instructions from them in order to complete the deal in a safe way for both (please go through them exactly).
P.S. - I will make the transaction only in this way because this is the second time I tried to rent the apartment, I had a deal with somebody before who said he will rent it if I come back.. So I got a plane ticket, and guess what? When I arrived there, he didn't show up and after 2 days he gave me a call and said that he is sorry but he can't rent it anymore, because he has no money. It was unfortunate that my past experience of inviting people to come and view my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me. So don't get me wrong and don't take it personally, but now I don't want to buy another plane ticket to come and fall for it once more... maybe you won't show up. I'm sick of tire-kickers, people who are just looking around and not serious about renting. No offence!
