Room for Rent and other rental scams

Hi there!
I wanted to rent 1bedroom apartment and got e-mail from two different persons as if these people do not even attempt modify their offerings, take a look: 1)"Amabel Macqeen:
Thanks for the interest you have in my flat. The flat is still
available for rent which is located Plantation Road, Andover SP10 3AT,
Hampshire. I took the pictures 10 days ago and you can stay in my flat
as long as you pay your rent at when due. Here are the necessary
things you need to know about the rent and deposit.
Rent per month: £450 (water, gas, electricity, council tax, TV license
and wireless Internet)
Security deposit: £500 protected by the Tenancy Deposit Protection
Scheme and it's refundable after end of your stay in my flat.
2) Shila W.Nelson:
Thanks for the interest you have in my flat (1 bed). The flat is still
available for rent which is located at Western Road, Andover SP10. I
took the pictures 11 days ago and you can stay in my flat as long as
you pay your rent at when due. Here are the necessary things you need
to know about the rent and deposit. Rent per month is £500 { including
water, gas, council tax and TV license } also Security deposit of
£500 protected by the Tenancy Deposit Protection Scheme and it's
refundable after end of your stay in my flat.
Can you see a diference????
Be careful, these people are fraudsters who want to defraud money and think they are all idiots!!!!

I have also received an email off shila W nelson she replied to a wanted advert I have on gumtree.

Thanks for the interest you have in my house (4 beds). The house is
still available for rent which is located at Newbury Close, Plymouth
PL5. I took the pictures 11 days ago and you can stay in my house as
long as you pay your rent at when due. Here are the necessary things
you need to know about the rent and deposit. Rent per month is £700 {
Bills are not included } also Security deposit of £500 protected by
the Tenancy Deposit Protection Scheme and it's refundable after end of
your tenancy.

Asked a few questions her reply

There is a dining room
there is a medium size garden
There is a driveway
its furnished but also available unfurnished if you want

A further email off her straight away

Nevertheless, my solicitor would need some information from you to
draft an Assured Tenancy Agreement which you will print and bring
along with when you're coming for the viewing. Details needed are:

Your full name:
Current address:
Confirmed move in date:
Mobile number:

Please get back to me with these information so that i can tell you
how to proceed and please, let me know if you have other options
because i wouldn't want to schedule a viewing with you and get
disappointed at the end of the day. Thanks for your interest.

What she did not realise is I live opposite Newbury Close, there are no private rental properties empty at the moment, and only two 4 bed properties on there, plus the photo's she sent have bay windows, Newbury close properties don't!

Hello!

I have also been tricked by [email protected] a.k.a. Amabel Macqueen. Me and my boyfriend have put an advertisement on gumtree and later "her husband" sent me text from no. 7537197549 stating that his wife has a property to rent and to write an email to her at the address above.
So we did and you know the story - she sent us photos, we wanted to view appartment, she asked for our details:
name, address, mobile. Later she sent us contract and tried to made us to sign and pay her before viewing - maybe we're gullible but not stupid - we didn't sign and didn't pay. So she wrote:

" I understand your message and i know you need to be careful when
dealing with someone you haven't met or pay for what you haven't seen
yet.

The lay down procedure was mandated by my lawyer and i, because we
have both been disappointed in the past by unserious people that are
not ready or don't have the money to pay for the rent or the security
deposit, yet they disturb us in order to schedule a viewing and i am
not willing to let that happen again.

As a private landlord here in the UK, i am guided by law under the
Housing Act and i will neither advertise what i don't have nor go
against the law of the National Landlords Association (NLA). The rooms
in the photos is exactly what you are coming to see on your arrival in
the flat. Nevertheless, i am more than willing to send my certificate
of ownership, as a proof of address.

Please let me know if you are willing to proceed with the lay down
procedure and advance payment must be made? Otherwise, you will have
to look for another flat in order to avoid time wasting, as i am
mostly looking for tenants that will occupy the room as soon as
possible.

After her mail we found this page and realised that it was a scam! We resigned and now here I am - writing about this on forum.
Ps. English is not my native language so I'm sorry for any mistakes.

I am glad you avoided a scam.

Please make sure you visit any property with the landlord and see the inside of the house/apt.

Never send money via Western Union, Moneygram, Bank transfer or Reload cards to anyone you never met face to face.

Some scammers will ask you to send money to yourself, family or friends to prove that you are interested. Do not do this. The scammer can still pick up the money.

I've experienced this too!!! I've pasted the thread down below! starts at the bottom and works upwards! I shall not be taking this property!


i dont have the dimension of the flat , my husband will be coming with
your cash deposit to viewing so if you want the property after the
viewing you will be refunded immediately, so there is no way you wont
get your money if you dont want the property.

Hi,

That's a shame that you've had some bad experiences. There isn't going to be
any issues with rent, we work just down the road from Desborough avenue.

I don't mean this to sound rude, but how would I know that I would get my
money back if we don't take the flat?

If the flat is as you say it is, once we've viewed it, we would most likely
take it.

Do you have any dimensions of the flat?

Welcome CassieBella,

Just to make sure you understand how this scam works:

The person writing to you does not own the property. He has never even visited the property. He is not even in the same country as the property. He merely pulled the property information off a real website somewhere and decided to pretend to be renting it out.

It's not a question of whether you got your deposit back. If you sent money, then went to visit the property, nobody would meet you there. The property would very possibly be occupied. But even if it was for sale or rent, if you called the owner or realtor associated with the property, you would soon discover that you never talked to them, and they have no idea who you are or where any money you sent went.

back to the same post i had the same thing happen to me on gumtree as well practically word for word in banbury claiming her and her husband liven in Ireland i had the same quiry about handing over 500 before id seen the property
