Hello Michelle,

I'm glad to hear from you, I'm sure you will love the apartment when you view it physically. I have attached some more recent pictures. They were taken a month ago soon after i completed the renovation.

I am a bit selective when it comes to the tenancy of the apartment because of past experiences such as abuse of facilities, rent payment disorders etc. Hence I will appreciate if you tell me more about yourself and a reference from past landlord. I'm a Surgeon by profession and I'm based here with my family in Dublin, Ireland and I want to rent my property to someone trustworthy. I did put the house for rent not just for financial purposes but I need someone that will also take proper care of it.

The apartment like I said is newly renovated and that cost me some fortune, I will appreciate if you take proper care of it. I will rent the apartment to you for the sum of 520 GBP pcm (All Bills Included) & Deposit of 420GBP. I hope that fits into your budget.

If you're comfortable with this please get back to me so we can arrange a date for the viewing.

Sorry for the late reply. I also do look forward to meet you tomorrow. However as I earlier said, I notified my solicitor about the viewing tomorrow in order for her to prepare the contractual documents that you may need to sign after you view the property and are satisfied with the property and you're willing to pay thereafter the keys will be handed to you.

She will be willing to be present for the viewing on account of a genuine reason, this is soon as you have a proof to set you aside from all the time wasters who book an appointment and do not meet up and some come up but with a story of not having money at hand and begging me to wait till the end of the month for salary.

Hence She insisted that you transfer the amount 1000 GBP (1 month rent + Deposit ) to any of your family members (spouse, dad, mum, siblings) or your trusted friend, with Your name (as Sender) and your friend or relative (as Receiver) and destination city as London

Thereafter Scan & Send a copy of the Western Union Money Transfer transaction receipt as a proof of the transaction or mail me the transaction details such as Sender Name (Your Name), Receiver Name, MTCN, so it can be verified via Western Union Official Website. (The money is safe as it is only you that can withdraw since you need a national ID card or International passport) thereafter we will meet for viewing.

If you decide to take the property, we will go to any local Western Union Money Transfer office together and pick up the money and pay me. (You don't need to come with cash to view, after viewing we will go together, you will cancel the transfer and withdraw the money to pay me). Keys will be handed over to you after signing the contracts.

I am pretty sure that the transaction at Western Union Money Transfer office will require some charges, I will definitely refund the transaction charges back to you upon viewing and if you don't see what I sent as pictures of my flat to you, you are free to leave without paying me anything. I only want to be sure that I am not going to waste my time this time around and I think with this condition, both of us can be sure we are not wasting our time.

The thief will tell you that you can rent his accommodation only if you can prove that you have genuine interest. He will ask you send money by wire transfer (normally Western Union) to yourself or a member of the family to show that you have sufficient finances and that you are not a "time waster".

Another variation of this scam is that you need to send (by Western Union) money in order that the keys and other documents can be couriered to you

He will ask you to send him the transfer details.

Make no mistake ! Western Union Transfers can be picked up virtually anywhere in the world and with the minimum of identification. They are almost impossible to trace once the money has been collected. You will never get to see the accommodation or your money again.

If you are reading this because you are looking for property to rent, and you are in contact with this thief you are probably searching Gumtree or similar listing sites. If you receive any requests from 'Landlords' asking for some kind of payment by Western Union before viewing, then it will also be a scam. Please forward the mail to me at the address in my signature line and I will investigate and list them if necessary.
